The Oahu luxury single-family market gained strong momentum in May, with sales rising, prices increasing, and homes moving at the fastest pace seen since early 2019.

In April, Oʻahu’s luxury single-family home sales cooled from March, with closings dropping from 46 to 32 and the median sold price falling 16.6% to $2,396,000.

March brought a noticeable shift in Oʻahu’s luxury single‑family home market, marked by a surge in sales activity but also signs of more selective buyer behavior.

Despite February being a shorter month, Oahu’s luxury single family home market showed increased momentum.

O’ahu luxury home sales started the year on a softer note with 28 sales, a marked dropped from the past several months. Last month’s sales volume is not necessarily predictive of the year.

O’ahu luxury home sales remained strong in December, closing out the year with 41 sales, the same as in November.

In November, luxury home sales volume decreased by about 25% from October. While this sounds like a large drop, it’s important to note that October’s sales volume was the highest since May 2022.  

Despite a small drop in sales from May, the Oahu luxury single-family home market remained fairly strong June.  

Oahu’s luxury real estate market has been busy this spring with a notable increase in luxury single-family home sales of 200%, compared to March 2020, according to recent statistics by the Honolulu Board of Realtors®.
