O’ahu luxury home sales remained strong in December, closing out the year with 41 sales, the same as in November. Median price decreased by over 4% and price per square foot dropped by 10% from last month. There was no change in the average days on market from November. Luxury homes received a slightly higher percentage of their asking price and a larger proportion of them sold at or above asking price. There was a notable increase in price reductions compared to November, up from 21.9% of homes having reductions in November to 34.1% in November.
There was very little change in available inventory or pending sales, with one exception. There was a large drop in pending sales in the $1.8-$2.9M range, which corresponds to the high proportion of sales in the range in December. Overall, well-priced, high-quality homes are still generating strong interest and, in some cases, competitive offers. However, homes not strategically priced required adjustments in response to buyer feedback.
Luxury Condo Overview
December marked a robust close to the year for Oʻahu’s luxury condo market. The month’s 17 sales, up 54.5% from November, was second highest sales volume for the year, behind August’s 21 sales. Median price rose 18% from November and price per square foot went up over 13%. Luxury condos sold about two and a half months slower than in November. However, it’s important to note that last month’s DOM was the fastest since January of this year. Luxury condos received a smaller percentage of their asking price and a slightly smaller proportion of condos sold at or above asking price.
As with luxury homes, there was a big increase in price reductions in December compared to November. The luxury condo market also saw little change in available inventory and pending sales. Similar to luxury homes, the most notable change was a decrease in pending sales in the $1.8-$2.9M range. Overall, buyers took more time to commit and negotiated more deliberately, but the market remains healthy.
