In November, luxury home sales volume decreased by about 25% from October. While this sounds like a large drop, it’s important to note that October’s sales volume was the highest since May 2022.
Luxury Home Overview
Most monthly sales volumes in 2025 have been in the 30’s or 40’s. Median price increased nearly 15% from last month to $2,500,000; price per square foot rose over 16% month-over-month. Luxury homes sold 12 days slower than in October.
Luxury homes received a slightly lower percentage of their asking price and a smaller proportion of them sold at or above asking price. However, there was a big drop in price reductions compared to November. Available inventory is down across the board, but most notably in the $1.8-$2.9M range. There were small changes in pending sales in the $1.8-$2.9M and the $6-$9.9M ranges but no changes in the other price ranges. Even with fewer closings, quality homes are achieving stronger prices. Savvy sellers who prepare strategically and price intelligently are still seeing top-market results.
Luxury Condo Overview
The number of luxury condos sold in November decreased by one from October. After a lull in sales at Victoria Place during the past couple of months, sales have picked up again. In November, 45% of luxury condo sales were at Victoria Place. There was no change in luxury condo median price compared to October but price per square foot rose by 6.6%. Luxury condos sold about two months faster in November than in October, with days on market at 58, the fastest since January of this year.
Luxury condos received a slightly larger percentage of their asking price and a larger proportion of luxury condos sold at or above asking price. There were only two price reductions in November. There were slight increases in available and pending listings across the price ranges. The luxury condo market remains steady and resilient. We’re seeing well-qualified buyers move swiftly on properties that offer design excellence, ocean views, and turnkey ease, particularly in the $2M to $5M range.
