This 33.269 acre parcel was originally part of a larger 112.497 acre park private inholding. An adjacent 79.228 acre unimproved & undeveloped, deed restricted parcel, was sold in 2010 for $2,120,000 cash... restricted to one single family residence on a designated footprint... no power, no water, no sewer, no surfaced road. NOTE:  In January 2016, this 79.228 acre parcel was generously GIFTED to the National Park Service by owner Elliotsville Plantation, Inc.! ?

Therefore, the Marbella is the sole remaining private parcel inside the park (non-conservation easement).

Designed by Arizona architect Michael C. Daily as a single story structure with southwestern Santa Fe style architecture, the home has an extremely high level of finish. The prototype home is constructed with steel, Rastra and other materials that make it 100% noncombustible.

Additional features include a large covered veranda overlooking the canyon, artisan gas outdoor fire pit, xeriscape flower gardens with sprinkler systems and a granite boulder water fall. The 3,300 square foot outdoor parking area, pool area, and sidewalks all have an underground hydronic snowmelt system.

With the protection provided by a national park, the wildlife native to this area are daily visitors crossing the property. Primary game species are mule deer and elk. Rocky Mountain bighorn sheep, bear, mountain lion and smaller cats are also observed. Black Canyon offers the unique perspective of looking down on many types of raptors and birds as they cruise through the canyon.

Marbella does not have a fishery running through it. However a short 13-minute drive down the East Portal Road puts one on the Gunnison River, a designated Colorado Gold Medal stream. These waters begin 200 yards downstream from Crystal Dam and continue to the North Fork of the Gunnison some 20+ miles downriver. Of the 9,000 miles of trout water in Colorado only 168 miles are designated Gold Medal and many of those miles are found right here on the Gunnison River. Peak time is early June for the renowned salmon fly hatch.

Floating the river between the colorful canyon walls of Gunnison Gorge is a memorable experience, with numerous rapids and productive holes holding large brown and rainbow trout.

Marbella and the surrounding environs provide tremendous recreation opportunities. The highlight is the enjoyment and exploration of the combined attributes of Black Canyon National Park, Gunnison Gorge National Conservation Area and the Curecanti National Recreation Area. These three contiguous national treasures each have their own identities, offering everything from wilderness camping to watersports. Rafting and float fishing the river through the Gunnison Gorge National Conservation Area is a wonderful trip. Kayaking routes on the Gunnison River are available for the beginner to the expert. For the adventurous, Black Canyon National Park offers some of the best and most technical rock climbing routes in the West.

The Telluride ski area and Crested Butte ski areas are both one hour and 30 minutes from Marbella.

Marbella has a helicopter pad allowing the owner of Marbella exclusive rights to fly over the Black Canyon National Park and land, or takeoff. This is an unusual feature as no other private or commercial flights are allowed to do this. Many other national parks have granted helicopter concessions, but not this one. 

Property taxes are approximately $3,000.00 annually.
