Villa Leoni is located in the heart of Marche, near a small village on a hilltop, half an hour drive from Macerata (31 km) and from Camerino (25 km).
The property is reachable both from the ancient mountain Roman road and from the Adriatic road (57 Km), crossing a landscape made of sweet hills.
The property is easily accessible, not too isolated, 5 km far from the railway station, 15 km from the quick road SS77 and 58 km from Ancona airport.
Description of buildings
The property is surrounded by the ancient walls which seem to invite to enter the wonderful park.
A white driveway crosses the park all around the villa, standing really magnificient and boasting its ancient charme.
Plunged in a 8000 sqm luxuriant park, the property includes the manor- house, the caretaker house, the guesthouse, a separate apartment, and a private church, connected to the house by a typical porch provided with a kitchen and bathroom, for a total of five potential separate apartments in addition to the private dwelling.
The manor-house: 1145 sqm
The property is composed of two levels, in addition to the middle floor, and the characteristic tower.
The two stone lions seem to take care of the main entry leading to the staircase to reach the noble floor (the first floor), where the manor-house develops.
A large dining room of 56mq with fireplace and decorated vaulted ceiling is the fulcrum of the living area surrounded by the kitchen with the dining room, the studium and the private sitting-room with a fireplace where you can comfortably listen to music.
From the living-room a passage-way leads to the sleeping area, composed of five bathrooms and by a room used as wardrobe and dressing room.
The first floor is serviced by five bathrooms. An half of the entire level is taken up by a beautiful cellar with solid and still undamaged cross-vaultings. The other half hosts two studies, a laundry room, a technical room, electricty and water station, three bathrooms and further rooms.
The middle floor
Between the ground floor and the upper floor there is an intermediate floor which is separate but as the same time internally connected to the other ones. Formerly it hosted the kitchens and the store-rooms for the noble floor, used by the house-servants. The same space hosts today a detached apartment composed of a living-room with kitchen, a store-room, a study, two bedrooms and a bathroom.
The guesthouse: 130 sqm
In front of the manor-house there is a further stone building, to be finished inside and built on purpose for guests.
It develops on two levels in addition to a small tower and it was built to be used as only dwelling or as two separate apartments: one with entry at the ground floor, composed of a living-room with kitchen, a bedroom with bathroom on the lower level, and two bedrooms with bathroom on the upper level, and the the other one with direct access at the first floor, composed of a living-room with kitchen and a bedroom with bathroom in the tower.
The caretaker house: 243 sqm
The caretaker house sits near the entry gate. It is a totally independent building, composed of two levels in addition to an inderground floor, used as a storage for the garden and swimming pool equipment.
At the moment the ground floor is partly used as a garage, while the residual space can host the living area with a kitchen. The upper floor is suitable for a sleeping area composed of two bedrooms and a bathroom.
The church and the lemon tree grove
On the left hand side, along the city walls, there is the beautiful private church facing on a shady measow and connected to the main property by a porch, forming a small cloister, formerly used as a lemon tree grove and today provided with a wholly fitted up kitchen, two bathrooms and accessories.
The restorations works, accomplished by the current owners, brought the old dwelling back to its original beauty, thanks to the tastefully attention and to the respect for the original details and materials. Also the stone walls, the bricks as well as the old cross-vaultings in the cellar have been restored.
Some spaces such as in the guesthouse and in the independent apartment haven’t been completely restored as they need inside finishings.
Handmade cotto floors and finely decorated vaulted ceilings are relevant details worth to be mentioned.
In addition to the esthetical and structural elements, the restoration has deeply involved also the technological aspect, in order to provide the dwelling with the right comfort.
When you enter the gate, it really seems to reach an oasis. The driveways invite you to explore a sort of heaven where the perfums and the colours of trees and flowers mix harmoniously.
